Homeowners Insurance FAQ

Is there coverage if a third party falls on my sidewalk?
Yes, under most homeowners policies there is liability coverage. Medical payments coverage for others under the liability section would cover someone injured on your property regardless of fault up to the limit (usually $1000). If you were negligent in maintaining your sidewalk, there would be coverage under your personal liability section up to the limit.

Why do I want a package policy?
A package policy combines many coverages into one policy. The package policy is usually less expensive.

Which has more coverage: Named Perils or Special Form?
The Special Form covers any direct loss to property unless the loss is excluded in the policy. This form provides the most coverage. The Named Perils only covers those losses that are caused by the exposures listed in the policy. This limits the coverage.

Are defense costs included in the limit of liability?
No, defense costs are paid in addition to the limit of liability.

Do I need a Homeowners policy if I rent?
Yes, usually you have contents you own in the home you rent. Those can be covered on another Homeowners Policy (HO-4).

I don't want to pay for the additional special coverage, is there another policy I can get?
Yes, the HO-2 policy is a Named Perils coverage. However, this coverage does not cover as much as the HO-3.

I own condominium units. How do I insure my parts?
The HO-6 was specially designed to cover condominium or cooperative units. It provides special coverages for spaces that the unit owners jointly own.
